Optima McDowell Mountain is officially coming to life in 2026 — and it’s giving “grown-up Scottsdale.”

Think:

  • Floor-to-ceiling glass

  • Rooftop pools

  • Indoor-outdoor gyms

  • Lush vertical gardens

But instead of being in tourist-central Kierland, this one sits further north — quieter, greener, more residential.

As someone who grew up here, I love what this does for North Scottsdale. It brings design-forward luxury while keeping a sense of calm. It’s walkable. It’s intentional. And it’s attracting restaurants and retail that locals will actually use.

This is the kind of development that quietly lifts property values around it — not in a flashy way, but in a steady, “this is becoming a real hub” way.

 

Atavia at One Scottsdale – The Kierland of the 2030s?

Just north of Optima, Atavia at One Scottsdale is underway near Scottsdale Road and the 101.

This is part of a massive corridor development tied to the Axon campus expansion — which means we’re not just talking condos.

We’re talking:

  • A full live-work-play ecosystem

Locals, think of this as the next evolution of Kierland Commons — but designed for how people actually live now.

Prices are already moving quickly, and Phase 1 is largely spoken for. That tells you something.

Goldwater Residences is a five-story boutique building going up in the Arts District at Goldwater Blvd & 70th Street.

If you care about walkability, art walks, farmers markets, and being able to text your friends “meet at the corner” instead of “what’s the gate code?” — this one matters.
